There is no simple answer to the question of what is included in the rent. This is because the answer will likely vary from apartment complex to another. Some apartment complexes may include a variety of items within their rent while others may require additional fees to tenants need and still others may require tenants to register directly with various utilities and manage these expenses on their own.
Likewise some apartment complexes may include additional features with the rent, while others charge additional fees for these functions. A pool, exercise room, meeting room or theater are just a few examples that can be offered by an apartment complex. In most cases, the use of these facilities are included in the rent, but there are exceptions where the renter is charged extra for the privilege of using such equipment.
Consider the price of services
When you consider the price or rental property, the tenant must first determine whether or not utilities are included in the rent. This is important because depending on the size of the property and the climate of the region, heating and cooling costs can be quite expensive. In most cases, the tenant is responsible for the cost of their own utilities and their apartment is individually monitored for usage and the renter is billed monthly by the electricity company. However, in the case of an individual to rent an apartment in a private home versus an apartment complex, the landlord can raise money for utility uses in another way. According to the agreement between the landlord and the tenant monthly rent may be fixed at a rate that includes a contribution to the costs of public services or the tenant may be assessed as a percentage of each pre-determined electricity bill on a monthly basis .
It is important to consider the price of utilities when they are not included in the rent because failure to do so can lead to unpleasant surprises in the future. For example, a tenant in a particularly cold climate may rent a spacious apartment for a great rate to discover later that the cost of heating the apartment, it is difficult for the tenant to pay for living in the apartment.
Consider items that are "free"
When selecting an apartment tenants, they should consider the amenities that are "free" as opposed to equipment for which the tenant is charged a fee. The word free is used in quotations in the title of this section to indicate these items are not always without a price. A tenant can not pay the fee for use of some equipment, but it is very likely that the privilege of using this equipment is included in the monthly rent.
For example consider two square foot 800 apartments in the same geographical area. Each apartment may have a similar presentation and comparable square footage but the monthly rents associated with these two apartments can be very different. In considering the amenities you may notice the higher prices apartment has access to a pool, exercise room and a theater for all residents to use while the cheap apartment offers no such amenities. In this case, residents of the most expensive apartments are actually paying a higher rent per month in the wake of the equipment offered.
In one case as in the above example, tenants should weight their options carefully. If they can not afford to pay rent more expensive, they should consider carefully whether or not they wish to pay higher fees for use of equipment. A tenant who does not want to swim, belongs to a gym and did not have much free time to watch movies may decide they had better choose the flat bottom prices without amenities.
